I am looking to buy a home, new construction. What should I ask the contractor? What incentives are typical.?

I am looking in Bakersfield, CA. The real estate market is one of the worst in the nation. I’m thinking builders are losing money with land just sitting and empty spec homes maybe I could get a good deal. I just don’t know what to ask for as in closing costs, what type of incentives, how much to ask them to discount the price. The house that I like is in a gated community, 2800 sq ft, 4 bed, 3 bath, formal living and dining, 3 car garage, lot is 13,500 s.f. base price is $470 they are willing to throw in a pool. I’d rather they come down on the price. I’m concerned if I don’t get a good deal I’ll end up losing in the deal if the market doesn’t pick up with in the next year or two. Also can I use the equity in my current home as collateral instead of the 25% cash down? Thanks in advance for your answers!

 

What new construction home incentives should I ask for?

I am thinking of buying a new construction home (possibly from KB Home) and was wondering what incentives I should ask for?

I spoke with a KB rep for a local community. I was shocked and disappointed that he only offered some closing cost coverage. Offered some on the load if I slept with Countrywide.

Anyhow, sounded like they were trying to play me. I thought in this market builders would offer plenty of incentives. Please share your thoughts and experience.

What are some good sources for “Green” windmills in S California for a traditional urban home, Any incentives?

I have been looking into wind power as a viable source of electricity. I know it’s not for everyone, you have to have an average wind-speed of at least 10mph. The problem is I can never find something local. It is always in Norway or N. California or Canada.

I live near the El Cajon pass, and it gets literally ‘rocking’ with the Santa Anas and other winds; day and night too. Sometimes weeks on end. And when you drive behind the mountains, ie to the Pasadena area, and the weather is calm, you get out here and its windy.

Im positive i dont need huge towers either, trees and palm trees no higher than 40 feet are literally swaying at times.

Im sure there has to be some company and government incentive to purchase a windmill for ones home, i just dont know about it. Looking for help, what are my viable options for a traditional urban home?

Does anyone know what kinds of incentives KB homes is offering right now for purchasing new homes in CA?

My husband and I are thinking about purchasing and it is finally dawning on us that it might be a good idea to look at new homes as well because of the $10,000 CA tax credit. I know a lot of home builders are giving incentives right now. Does anyone know what KB is offering? I was trying to avoid calling because I didn’t feel like getting a sales pitch. Thanks!
