My husband and I have been looking at building here in NC just outside of Raleigh. We found a neighborhood which is being developed by KB Homes. LOVED LOVED the model, signed a contract, left an ernest check and went to pick out our options yesterday.
Everything was going great until of course we saw the total and that we were to leave a 10% deposit when we finalize everything. Of course something we were never told. They did pull the bait and switch.
After getting home we managed to cut down the options list in half but we are still over by $10K of what we were approved for, we were told that if we did not get approved they would give our earnest check back? Has anyone dealt with this??!!
Any good comments on KB?? All I have been reading is negative!!
PS. we are using our own lender if that matters…not KBs
Their are an engery star builder, I will not use their lender Countrywide, as I used to do foreclosures and also do mortgages.
Contract does state if we are not approved we get the money back.
I have managed to cut down our costs but we are still over the approval.
I will not use Countrywide because I am not a fan of their company.
I am using my own lender as personal choice. We have received a WONDERFUL rate.
I did not know about the 2.5% thanks for that info.
Builders decorate Model & Inventory homes with Wallpaper in various rooms. If new house settles within 1st yr?

and after how can u see the cracks under the wallpaper? I’m not waiting a year to paint I will just have to touch-up after the cracks are repaired but I am scared to wallpaper when i move in. ~THANKS~

What’s the best way to get into selling new construction homes?

I currently am just getting started in real estate. I would like to work for a builder instead of general agency like Century 21 or RE/MAX. Has anyone done both of these type of sales? I would like some one to answer who has experience, not looking for “well, it’s not the best time to get into real estate.” New home sales Vs. Pre-home sales if that makes sense. Thank you.
Looking for comments (good or bad) re: KB Homes. Has anyone bought a house/condo/thome from them? Any input?
