This was told to me by the builder. I know you have to have the yard seeded in order to close on your home lawn. I did not think this was required for the city to pass the final home inspection. Please help!!

In the process of purchasing a home, specifically a new construction, is it standard for the builder/seller to use the money from the down payment for certain requests made by the buyer (such as finishing the basement and attic)? Isn’t it possible that the builder may finish the house, yet fail an insepection, and yet the builder already spent the down payment, therefore making it very difficult to retrieve the down payment?

suppose that the number of new homes built, H, in a city over a period of time, t, is graphed on a rectangular coordinate system where time is on the horizontal axis. Suppose the number of homes built can be modeled by an exponential function, H=p*a^+, where p is the number of new homes built in the year recorded.

We’re less than two weeks until closing with no bites on our present home, and it’s becoming less and less likely we will really be able to afford our new house. I guess they would want to keep all the earmest money, but hope we wouldn’t get dragged into court for specific performance.

Hi there,
I want to build a small (1000 sq.ft.)home on a TIGHT budget. I just want alot of open space, like a loft, but I’d also like HIGH ceilings, maybe slanted ceilings, plant shelves, inset lights or track lighting, maybe a couple of columns, etc. I’m told that a Type-V home is easy to get plans approved (the home will be in Los Angeles) and approvals can take over a year if the home is complex and the plans needs to be changed several times.
What cool stuff can and can’t be done to Type-V standards? I’ve got a Type-V sheet, but I don’t understand all the technical stuff. I’ll get a builder to do the real plans, but I’ve got to give him a starting point. Feel free to point me to books/web sites, etc., and through in some ideas!

I am looking at a new home which is a new construction and some questions:
1) Do i need to have a realtor when dealing with this purchase ?
2) Does it help having a realtor ?
3) Will I have more negotiating power if I have a realtor ?
4) Can I ask myself to lower the price or negotiate myself with the sales rep who is at the sales center ?
