How can I recover my earnest money deposit on a newly constructed home if I am declined for financing?

My wife and I signed a contract to purchase a new home in August of 2005. Since then, our finances have suffered because of unexpected medical expenses and a prolonged illness in the family, requiring our assistance. While the new home has been constructed like we dreamed, we have been declined for financing because of our debt ratios and because we could not come up with the down payment because my spouse has been helping her parents extensively and unable to earn a steady income. The construction company has given us two weeks to come up with financing, or forfeit our earnest money, approximately $34,000. I’ve worked with several different companies and all have declined our financing. The home was constructed in VA. After re-reviewing my contract, I did not find any financing contingency in there that would refund my deposit if my financing was declined … it appears that the builder has insured that they could keep the deposit under all circumstances. Do I have any remedy?

My husband’s credit score is 586. We have a bankruptcy from 3 1/2 years ago. Only 2 open good lines of credit because we’ve been trying to clear them all. Together we make about $68,000 a year.
My parents want to sell us their house which estimates for $135,000 but they are asking $120,000.
How much would we need down? What are the fastest ways to bring his credit score up?
Any help would be greatly appreciated.

we just bought a new vehicle the end of may, it’s our only payment besides rent, will it drop our scores much if we let one company run our credit? we are actively paying off old debts and sold our last house a year ago march. any help would be appreciated.

i have a very good job history, and good credit for the past 4 years, but before that a couple of car repos and a few charged off credit cards, but every tells me that you have to have above 580 credit score to get a 100% loan.

Can I reasonably expect to find home loan financing if my wife and I combined make $80,000 to $100,000 per year, both have credit scores in the high 500’s to low 600’s, have a four year old bankruptcy, some late revolving account payments, but several perfect on-time history for installment accounts (auto loans). Oh and with no down payment? I’d like to take advantage of the government rebate for first time home buyers, but with the credit market these days, I’m not sure if it’s an option. Anyone in the industry have an idea? Thanks.
I do live in an area where I can get a USDA rural development loan, but don’t I make too much money for USDA and FHA loans?

can i get a home loan financed without outrageous interest if i’ve had a foreclosure in the past few years if i get someone to cosign/coborrow with me that has really good credit? or maybe have the person with the really good credit take the loan out for me and just add my name to the title (would that do anything to help reestablish my credit..?).
