I moved into a new community in Katy, Texas 10 months ago. Upon making our decision to buy this lot, we asked our home builder if there were any plans of construction going on with the land behind it. They said “nothing that we are aware of” They just said it is commercial property and nothing else. 4 months into living here, a contractor started breaking ground for what is now becoming a 2 story concrete warehouse that is 15 feet from our back fence. It is almost as tall as the power lines that run across the back of the community and it blocks about 75% of my view from my patio. The loading dock is right behind our house. My view of our gorgeous Texas sunsets is now gone. Do I have any rights? Are there any rules or laws of disclosure that I should have been informed of? I feel extremely cheated. I chose this lot as we didn’t want a 2 story homeowner overhanging our back yard. Now we have a commercial one….Any advise would be great.

Real estate agents please help! Should I build a Garage even though it would below standard in depth?
I would actually be closing in a carport and putting in a garage door. The roof of the carport is part of the roof of the house so it would be a really big job if I tried to make it deeper. It is 16 ft wide and 19 ft deep. I know it would not be ideal but I think we would at least be able to park a nissan pathfinder in there. Also, if we built a garage it would cover the part of our house that is an obvious add-on. Putting my needs to the side, would it make sense to add the garage from an investment standpoint. I can have it done for about five thousand dollars.
Real Estate Question. I want to buy two houses.?
When I turn 23 I am going to get my Masters degree in Physician Assistant. When I do, I plan on taking out a 200-250k Home Equity Loan on my parent’s house so that I would use 100-125k on two downpayments on two different 2 family houses. And My parents would allow that because I would pay all the interest over however many years. Then I would rent out all the portions on the houses so that it could be used on the mortgage for the two houses, I would also use my own money to pay any mortgage which wouldn’t be payed off if I wouldn’t have 1 portion rented because its impossible to have every portion rented all the time. Then after 10 years I would sell both the houses and probably get around 300k on both houses. At the same would I would save 2k a month using my own salary because PA Surgeons make a lot of $$(about 100-140k a year). Then i would have about 700-800k saved after 10 years and then I would buy a big house and use a 15 year mortgage. Do you think this plan will work out for me? Any other advice? Thanks.

I’m about to graduate, and I don’t know what area of study in grad school will help me most.
My future goal is to design and build residental homes from scratch, then maybe sell them for some profit, but I don’t want to just manage or just construct, I want to do both – Be the owner, designer, and the builder, subcontracting as I need.
basically, what sort of a graduate program should I be looking at to not only be able to manage the building of a residential house, but also the building science behind it and design of it.

We are in the process of writing a contract / signing a contract on a new home, from a decent size builder. I have heard a good tactic is to go in with a real estate agent I trust, and then have an agreement to split some of the profit with the agent, since as the buyer the price of the home wouldn’t increase, but the seller (builder) would be out 5% or so of the home cost.
Can someone confirm what an agent would get going into this contract with me (house is in IL and worth $307K)?
Also, if I asked the builders in advance if they could make it worth my wild to NOT come in with an agent on the contract, what do you think is fair to ask them to do for me? Example I am thinking is to have them come down on the price of the home by 5K, or ask for them to stay at 307K, but throw in 5K in options free.

Luxury Real Estate Agents or Investors: Is making an offer during construction wise?
We are considering the purchase of a home that is currently in the construction phase in Orange County, CA. It is listed in the MLS but construction is tarrying and/or delayed (maybe plan changes, permits, or perhaps in hopes of solidifying an offer before completion). Regardless, it has been just under 3 years and the home price has nearly doubled. If we make an offer lower than the asking price, is the builder/seller obligated to complete it per the amenities, permits and plans? What safeguards would we have to ensure that the builder would not cut corners? The cost of the home will be prohibitive for most, so we are not concerned about offers at this time. Is it unwise to offer pre-completion? Please, only Professional and experienced investors and/or agents.
We do intend to use a buyer’s attorney and/or agent. I am asking this question in order to get the opinion of a PROFESSIONAL & Neutral party.
