I wanted to complete the ground floor initially and then take up the first floor construction after calculating the finances available with me. My builder says that this could cause problems. He said that after completing plastering of the ground floor, if we take up construction of first floor house, the roof plaster in the ground floor ceiling could crack / peel off due the loads on it.
Is there any solution to avoid taking up both houses construction simultaneously
Lets say i have a few acres of land and i go to sutherlands and buy a 45,000 house package that includes all the interier and exterior supplies needed to build this home. How much would i expect to pay a licensed builder to come out and build it for me? An average 3 bedroom with office and 1 car garage. No basement,just on cement foundation. What is the range in price a contracter or builder would charge,anyone?
I’m trying to fill out a construction permit for finishing my basement. Right now at Stage I, fill out the permit application.
They have designed it to ensure that most everyone will need to hire (and pay for) a builder to fill out the numerous forms.
However I want to do this on my own.

After the registration of flats,the builders have started with an illegal construction against our will.They have kept the documents and katha with them and threatened us that they will still continue as we donot have the documents.They have not fulfilled any commitments given to us nor has provided electricity yet.Please advise …who can help us?
I made an offer on a new construction home yesterday. Unfortunately I received a call from my agent to inform me the offer was rejected. I am a little concerned that no counter offer was made. I also asked to see the offer with the rejection, my agent continues to change the conversation. He recommends we try again…of course at a higher amount. We offered 5,000 dollars less than the asking price with closing cost. The house is 155,950. I am a little concerned why I am not getting a clear answer on the rejection. Do I need to put in another offer? The home is a new construction in an older subdivision. I have done my research and the new builder has built three homes. The two have sold on an average of 90 days. One is identical to the one I want, but it was on a corner lot with a 100 more sq ft. It’s bonus room is complete and it sold for 154,450 last month. The other home is 1300 sg ft and it sold for 149,450. What should I do, I want the house, but I worry I will pay too much!!!

I am looking in Bakersfield, CA. The real estate market is one of the worst in the nation. I’m thinking builders are losing money with land just sitting and empty spec homes maybe I could get a good deal. I just don’t know what to ask for as in closing costs, what type of incentives, how much to ask them to discount the price. The house that I like is in a gated community, 2800 sq ft, 4 bed, 3 bath, formal living and dining, 3 car garage, lot is 13,500 s.f. base price is $470 they are willing to throw in a pool. I’d rather they come down on the price. I’m concerned if I don’t get a good deal I’ll end up losing in the deal if the market doesn’t pick up with in the next year or two. Also can I use the equity in my current home as collateral instead of the 25% cash down? Thanks in advance for your answers!
I’ve heard horror stories about KB Homes, but their floor plans are gorgeous, their location ideal, and they’re very affordable. None of the stories were from GA, I understand they are fairly new in the Atlanta area? Has anyone dealt with any other new builders in the Atlanta area? Pasquinelli or Portrait Home, I was referred to by a friend…anyone know about them? Any other suggestions or builder information would be helpful.
In my home the baseboards, window and door framing are not stained or painted. I think staining them will give them the best look, but I am not sure. They are glued to the drywall so I cannot remove them. They are cedar and stain grade. I started testing out stain in the bathroom, and it looks good, but I cannot keep it off of the walls, floor and windows. I do not want to create one hundred other projects as a result of this one. I have tried sliding paper in that works where it fits. Painting tape does not seem to keep the stain out. Also, when I am pulling up the painters tape, it is removing the paint from the walls! What should I do, any advice is helpful.
I have been a residential construction superintendent for four years now with one of the top builders in the country. As we all know residential construction has taken a down turn. I was lucky when i started with my current company as i was an electronics technician in the navy with no construction experience at all and they gave me great training. I have construction experience but not in the commercial industry and would like get some ideas on how to get my foot in the door with a commercial firm that would give me a chance and a little training. Any answers especially from commercial GC’s would be greatly appreciated.
I intend to build a large residential development in India. The development will need to be of international standards. I am looking to outsource the construction of the project to a reputed international builder, who has delivered such projects in India in the past. Can anyone suggest such companies or point me to how i can identify such companies? Thanks
