I am interested in buying a peice of land that is near a metro area but still far enough away to be in a quiet area. I can build two homes on this property costing $185,000. Typcially, how much profit do home builders make off a home? I realize for many they keep costs down because they are building factory style homes. I am just wondering if I were to keep costs at a minimum, but not cutting corners can I still make money even though I am building two custom homes, being designed after ‘factory’ style homes though.

Has anyone out there possibly done this? If so, how much did it ultimately cost (approx.). From securing the land, to hiring an architect, to paying for construction and materials, etc. Figure an acre of land, 3500 sq. ft. house. Are taxes on custom homes the same as others built by a nationwide builder? What are taxes on the land while you build?

I own my home in Shamokin Dam, PA and I am trying to see if some local building contractor would be willing to show me and help me put up a addition to my home ? I can only afford to do the actual cost of the materials. I am willing to work hard and to learn but I cannot afford to pay the going $63 – $86 per sq. ft rate contractors want for labor. Any suggestions.

Homes are getting a bit tougher to sell here in Canada now, seems like people are getting a bit picky in their purchases so sales are slowing due to unrealistic demands from builders on price consessions. So I’m seeking to go and build in other areas. With the weather about to turn colder with the coming of winter, I am looking to the warmer climates of the South, particularly the booming retirement communities like Cape Coral or Port Charlotte as retirees alway love Florida and I think that these areas could be a great boom to my business. But I don’t know what the current housing conditions are like down there right now so I’m asking those who know:
What is the housing market like in the Cape Coral / Port Charlotte areas (or other areas of South Florida). I only have information from about 3 years ago (sales brochures) and from them I am just itching to rush down there and start developing! It looks like a Gold Rush of wealth in that area. Are things still supper-hot in these communities?
I heard from one fellow that things have begun to slow down a bit, that the sales market is still healthy and growing but that it takes a bit more effort and he expects sales to be back to record highs in just a few months. If sales have slowed, then how many weeks do you think it will be before they are back to full throttle? Will it be before Christmas?
I have to line up a lot of credit for land purchases. How are the lenders down there with providing credit to builders? Things are getting a bit tighter here in Canada and I don’t see why I’m being squeezed so much, so I want to go to U.S. lenders instead. I remember talking to a finance expert 3 year ago in Cape Coral and from what he told me, even a pet dog could get a $2 million line of credit.

Last November 2006 I signed an agreement with a home builder to build a house for me and my family in Laurel, MD
As part of the agreement, I deposited $25,000 for the home + another $10,000 for options. The contract stated that the home was to be ready by May 2007.
- In April, they told me it will be ready June
- In June they told me late July or early August
- Now they are telling me, they don’t know when it will be ready … that maybe the second quarter of next year.
They are still building the first house and they say it is the model and until they finish that one before they can start any other house.
My question is: Can he legally keep my deposit?
P/S: There is no clause that says he can keep my deposit. I have ready over the agreement several times and there is nothing.
I am supposed to be out of my condo by December, and I have a 6 month old son and a wife (who is still in college).
It took me over siz years to save this money…. Any good lawyers out there?
I did everything they asked for, the deposits, the loan approvals etc.
Now they are telling me I will have to forfeit my deposits.
The State is Maryland.
