We are entering the Hurricane season and the whole country can be adversley impacted. Increasingly electrical power blinks, due to storms of all types.
I have one with a transfer switch and all, Kohler 12kw, I just think families need to be giving serious consideration about these items, just like you expect an air conditioner and furnace to be a part of your package. To me many are discouraged, by what appears to be the complexity for such an arrangement. I hope people will read this question and answer it with thought and awareness of what is going on around us.

I’m interested in a house, but my parents are leary of it because it’s been built with brick around it. They say they think it might be hiding problems with the house. It seems like the brick work is recent because the front porch and garage are bricked in, and the realator said the porch and garage weren’t included in the square footage because heat/air wasn’t run to them. Also the bricks just look new. What could be hidden, and would you invest in a home like this?
Other problems include:
Foundation problems. Im not too woried about this because my brother is General manager of a foundation repair company.
Roof will need to be replaced.

We are trying to buy a new Mobile Home which will be converted to real property. We are working with a very well known bank institution and have been approved for a construction loan. They are telling me that Builders Risk Insurance needs to be purchased before they can give us a final approval on the loan. I called the local insurance companies and they insist they do not cover it for Mobile Homes. I brought this to the banks attention over a month ago, yet they are still telling me I need to get Builders Risk Insurance. What do I do? Supposably the mobile home builders don’t cover the Builders Risk Insurance or the contractor, so it’s up to me. How does this usually work? Is the buyer usually the one responsible for this?
Well we call them mobile homes here, but it is a Manufactured home.

As an appraiser of real estate, I come across attached dwellings that are classified as single family residences, and detached dwellings that are classified as condominiums. What is the criteria for determining whether a new project or tract will be classified as either condo’s or Single family residences. I’ve heard everything from the number of units per acre, to quality of construction, to how sewer lines are hooked up. I’m familiar with the legal definition for both types of ownerhsip but can’t figure out why for example you might come across a tract of detached dwellings (homes) but there legally classified as condominiums. Any information on this would be greatly appreciated.
