My husband and I are building our first home in a few months, but we want to wait a little bit first and see how the economy goes. We are also trying to see which home building companies are better. We also want to make sure that the company we pick to build our house is going to be around for the long haul. So many are going bankrupt now a days. We fell in love with the floor plans that Meritage Homes has to offer but we know that Perry seems to offer good quality homes. We just can’t seem to find any that we like. Everybody has their own good and bad experiences with each company, but does anybody have any insight or recomendations as to what we should do or what they recommend? Has anyone worked with Meritage recenctly and think we should go for it or not in the next year? Or do they recommend a D.R. Horton, or a Perry instead? The one other builder we are looking at is KB Homes. Any advice anyone can offer would be great. Thanks in advance. Just want to know what you think and which may be better. Whether you have worked with them, heard something, or live or have lived in one of these homes.

Garage door opener on new home ask builder to install for $700 or hire contractor to do it ?
My builder is asking $700 for a two door garage door opener ($350 each) most probably it is chain based , is it better to go with him or get Home Depot or local contractor to install a good belt based opener, my objective here is to get a better product for less money.

Homeowner liable when builder uses undocumented workers?
We are having a neighborhood meeting and one of the issues beiing brought up will be criminal checks on any worker onsite for more than 1 day/shift. Our area has had rampant “scrape-offs” where they take the roof off a single story home and build 2nd & 3rd stories with additions resulting in McMansions. Along with this construction lasting 6-12 months there has been burglaries within 1 block of every worksite. There had been issues of burglaries linked to local construction and it seemed to end once it was exposed.
My question is the liability of the homeowner when the construction involves undocumented workers. Are theyt fined, building site shut down? The builders will complain that they cannot do work within budget unless they use undocumented workers (while they charge legal worker labor costs to homeowner). Unlimited criminal checks are available for $79-$99/year. I want to see if the angle of the homeowner being less apt to being fined or held responsible and maybe less crime.
Neighborhood middle to Upper-class professional , around 75% Anglo (alot of spoiled college kids renting) and 25% Latino. My spouse is Mex-American, as well as the organizer of neighborhood association. There is a concern about crime, not about doing INS work.
Can home builder be sued for installing drain tiles incorrectly in 40-yr old house?
Contractor just did drain tile test; found drain tiles were placed above the footings and we now have severe foundation trouble. Contractor said he could not imagine how house passed initial inspection. This happened 40 years ago. Can we get satisfaction from the builder? We are the second owners.
Who To Sue: Owner, Builder or County?

We really need some advice. We purchased our new home in February 2008, in a neighborhood of 13 estate homes. The future owner next door to us is an attorney, and has been allowed to use his own builder in the construction of his home, due to the fact that he assisted our builder with another land transaction. The neighborhood’s remaining 12 homes were built by the same reputable local builder. Throughout the last 6 months, we have voiced our ongoing complaint that the grading of this neighbor’s yard would cause substantial water runoff/damage/erosion to our lot and driveway. (This guy has graded his yard 2 to 3 feet higher than our the height of our land bordering our driveway.) We have asked our builder’s site superintendent, this owner, and even the county building inspector to do something to prevent a problem; minor grading revisions were made, yet we have been told over and over that his grading correctly corresponds with his approved county building plans.
Last week this guy installed an irrigation system and sod. Just as we feared, our driveway now has a constant heavy stream of water running down it. The area in front of our driveway is now filled with a large pool of water that never has time to evaporate. We have had enough of the diplomacy. We need to hire an attorney, as we feel our property value has and will continue to decrease as a direct result of this problem.
Our questions:
(1) What type of attorney should we hire?
(2) Would an attorney take our case on a contingency basis?
(3) Who should we sue: our builder who has allowed this to happen, the homeowner
causing the problem, or the county who approved the grading? (It is our
understanding that our builder’s name currently remains on this land plat until
settlement.)

I just now got a certified letter from a lawyer with a claim to put a lien on my mortgage because a contractor was never paid by the builder for work they completed on the house. I never knew anything about this. Will I have to pay these contractors for the work even when I didn’t make the agreement with them and knew nothing about it?? Please help.
Can anyone help me with negotiating a salary/commission package for a new home builder?
Hi, I am about to receive my BA, have already obtained my R.E. license, and have several years of sales experience. I want to make the jump into a career in new home sales, but am not sure how to go about negotiating my compensation. I am planning on moving to the Bay Area to start my career, so I expect I will need to negotiate for a higher base salary. I have done a TON of research, but still don’t know exactly what I can demand. Most positions seem to include:
1. $30,000/yr. Is this base or is this a draw? Can I negotiate for higher in the Bay Area?
2. 2 weeks of vacation a year. Is this standard or negotiable?
3. A commission. I’ve seen 1-2%; anyone had experience that could tell me how much to expect? I’ve also seen flat fees for sales and want to stay away from that, so if anyone knows which companies pay flats, that would be helpful.
In general, does anyone have insider experience to help me with this?

Typical rates for underground leak detection service & water line maps filed by builder?
Hi Answers crew. I want to get an idea of the average cost/hourly rate of underground water pipe leak detection services, location would be the N.W. part of country (Western WA.) for a fairly straight forward residential property with no more than 40 feet of line to be located and checked.
If I choose to not have it professionally located I am wondering if the builder of this development/house would have had to file a water line map with the city or county planning office back in 1977? If I have a map I can then dig dig dig and attempt to locate the leak and then repair.
