alright I found a builder who I like, I found a 8,0004 square foot piece of land (I like) 76 feet wide. I want a 2000 square foot home built, 2 story,3bdrooms, 2.5 baths, alot of windows, high ceilings, fireplace, skylights, deck if possible as oppose to porch, french doors, master with sitting room on second floor. Width is where I have problems, I don’t want to be close to my neighbors but I’m not all that fond of narrow floorplans..been looking at max width of 55 and their not bad floorplans. All in all Im looking for expertise as to what I should not exceed with width or depth, my possiblilities, etc. What I do know is there is no homeowners association and considering all the info I have I think Im pretty set to a wide range of possibiilities but again I ve never done this (custom build) and the internet is wasting my time and not producing any results. PLEASE HELP!! I hope this made sense I don’t even know how to ask about this cause I don’t know really what Im asking
I would love input as to buying land and doing a custom build, chosing a floorplan, etc.?

Ask the landowner for a copy of the deed restrictions. The deed restrictions will outline what is or isn’t allowed on the property. EX: no houses under 1900 sq ft., no detached garages, no goats or other farm animals, no barns, no houses over two stories, no shutters painted bright red, etc…
Next, call the city building department and ask about the lot line requirements. EX: how far the house foundation must be positioned from the lot line on each side and the front and back, where utility companies have easements, etc…
If you decide to buy the lot and build, then you must buy a permit and submit a copy of your plans to the city building department. You will be required to have inspections of each phase of construction by a city inspector.
