Would auctioning my eastern Pennsylvania, urban home be a viable alternative to a traditional realtor (which hasn’t been successful yet)? Are the prices at auction significantly lower than a traditional sale? How are commissions, usually?

My boyfriend is the oldest son in the family and in his culture responsible for everybodys wellfare. In short everybody comes to him with their problems. And I have noticed that a lot of the time people (mostly his family) ask for money. His family are well off so to speak, but I can’t but react to the fact that he is currently paying for his mother to build a three story mantion abroad. His cousin calls him several times a week inquiering about money to start a buisness in his home country. I also find it startling that he spends thousands of dollars in gifts to his sister in baby clothes, toys, and random luxury items (please note my bf has an average wage around 50,000 a year).

Everybody (pastor at his church, friends, co-workers, random people at the gym) call him for favors and advice daily. At the moment a whole group of people call him and beg him to come to the gym three times a week to train them (my bf is a body builder). There is even this girl he has known for years that only calls when she needs something (e.g. money, baby clothes to her baby and yes she is married). Once she called him 9am to ask how she can help track down her friends friend who ran away from her husband…… Basically he is the Godfather (expect from all the illegal bit).

The problem: I feel nobody calls him to see how HE is doing or what they can DO FOR HIM. I realize that he has enormous respect and influence over these people but I am starting to feel annoyed for several reasons:
1) I feel people are taking advantage of my man, the person I love very dearly.
2) All of these people are taking away time he needs to rest (he is currently working two jobs) and he never gets time to go see the doctor.
3) These people are taking away my time with him.
4) I am worried that these people will expect to get (especially his family) and that it will continue even if we get married. Now I love a man that is genrous and loves his family but I am worried that he will spend all the resources on others than our future family. I am worried it will jeopordize our family resources in the future.

What do you think? Ideas, tips, advice, insights, thoughts are very much appreciated.

PS. He wants to become a politican and his country;s president in the future….

We both live in the US so most of the people that ask for his help are here too and about three thirds are Americans if that clarifys things a little

We are building a new home and qualified for the Nehemiah program, FHA loan with 3% down. I am going to sell some stock and actually put down almost 10%. In order to obtain the Nehemiah 6% closing costs I must liquidate my stock before Sept 26. If not, I can wait to see if stock value increases and the builder (KB Home) will pay 5% towards closing costs. The mortgage advisor says we should just wait because the 5% will cover all closing costs. Not sure what we should do at this point – any suggestions?

I want to build a small (1000 sq.ft.)home on a TIGHT budget. I just want alot of open space, like a loft, but I’d also like HIGH ceilings, maybe slanted ceilings, plant shelves, inset lights or track lighting, maybe a couple of columns, etc. I’m told that a Type-V home is easy to get plans approved (the home will be in Los Angeles) and approvals can take over a year if the home is complex and the plans needs to be changed several times.

What cool stuff can and can’t be done to Type-V standards? I’ve got a Type-V sheet, but I don’t understand all the technical stuff. I’ll get a builder to do the real plans, but I’ve got to give him a starting point. Feel free to point me to books/web sites, etc., and through in some ideas!
